Lombok has received another significant signal of its growing international profile.

The Rafa Nadal Academy announced on 27 July 2026 that it will expand into Indonesia with a new Rafa Nadal Tennis Center in Lombok, located within the Samara Lombok development on the island's southern coast.

The center is expected to become the first Rafa Nadal Tennis Center in Southeast Asia, adding another internationally recognized name to Lombok's evolving tourism, hospitality and lifestyle landscape.

But from a real estate investment perspective, the more important question is:

What could a development of this scale mean for South Lombok?

What Has Been Announced?

According to the official Rafa Nadal Academy announcement, the new center will form part of the Samara Lombok resort development and is scheduled to open in the first quarter of 2028.

The planned sporting facilities include:

  • Four tennis courts
  • Four padel courts
  • Training programs for different ages and ability levels
  • Coaching methodology developed by Rafa Nadal and his technical team

The announcement describes Lombok as one of Southeast Asia's leading emerging destinations.

Samara Lombok itself is planned across approximately 150 hectares on the southern coast of Lombok, around 25 minutes from Lombok International Airport.

The initial development is expected to include three boutique hotels and approximately 150 villas, as part of a broader plan comprising around 500 residential villas.

Why This Matters Beyond Tennis

For LIREP THE REALTOR, the significance of this announcement extends beyond the sporting facility itself.

International destination brands typically evaluate several factors before entering emerging markets, including accessibility, tourism growth, destination positioning, target demographics and long term commercial potential.

The arrival of internationally recognized hospitality, lifestyle and sporting concepts can therefore become an important component of a destination's development cycle.

South Lombok is increasingly evolving beyond its traditional identity as a surf and beach destination.

The region is gradually developing a broader ecosystem encompassing:

Hospitality + Residential + Sports + Wellness + Lifestyle + Tourism + Real Estate

This diversification matters for investors.

A destination capable of attracting different visitor segments may ultimately support a broader hospitality economy than one dependent primarily on a single tourism category.

LIREP Insight
International brand entries are destination signals, not automatic appreciation guarantees. Investors should still underwrite zoning, title, access, and price with the same discipline as any other South Lombok acquisition.

The Emerging South Lombok Investment Corridor

South Lombok should increasingly be evaluated as a connected investment corridor rather than as isolated individual locations.

Areas including:

Kuta Mandalika. Are Guling. Mawun. Tampah. Torok. Selong Belanak and surrounding coastal areas

are experiencing different stages of tourism, infrastructure, residential and hospitality development.

Each market remains fundamentally different.

Kuta and Mandalika have stronger established tourism infrastructure, while areas further west can offer different combinations of lower development density, larger land parcels, ocean views, beachfront positioning and longer term development potential.

Major destination projects can gradually influence how investors perceive this wider corridor.

However, proximity alone does not determine investment quality.

Could Property Values Increase?

Potentially, but investors should approach this question carefully.

Major tourism and hospitality developments can contribute to surrounding property demand through increased destination awareness, infrastructure improvements, employment, tourism activity and investor confidence.

However, it would be misleading to assume that every property surrounding a major development will automatically appreciate significantly.

Real estate performance remains highly site specific.

LIREP considers several fundamentals particularly important when assessing land in South Lombok:

  • RDTR and zoning
  • Land title and ownership structure
  • Legal access
  • Road width and infrastructure
  • Topography
  • Ocean or beachfront positioning
  • Development feasibility
  • Utilities
  • Distance to established tourism nodes
  • Acquisition price
  • Future supply
  • Exit strategy

A strategically positioned property acquired at the wrong price can still become a poor investment.

Likewise, land slightly further from a major development may outperform closer properties if it has stronger zoning, accessibility, views or development economics.

Investment caution
Marketing potential should never replace legal certainty. Proximity to a headline development is not a substitute for title, zoning, and feasibility due diligence.

What International Investors Should Consider

Foreign investors evaluating opportunities around South Lombok should also consider the appropriate legal and investment structure.

Depending on the asset and investment strategy, this may involve structures such as PT PMA, HGB, leasehold arrangements or other legally compliant structures permitted under Indonesian regulations.

Before acquiring land, investors should undertake independent due diligence covering at minimum:

Title → Zoning → Boundaries → Access → Encumbrances → Development Rights → Transaction Structure

Professional legal, notarial, tax and technical advice should therefore form part of the acquisition process.

LIREP Investment View

The Rafa Nadal Tennis Center should not be interpreted in isolation.

Its greater significance lies in what it represents.

Lombok is increasingly attracting projects that combine international hospitality, lifestyle, residential development, sports and tourism.

For property investors, these developments can provide useful signals about where destination investment and international attention are moving.

The opportunity is therefore not simply to purchase property “near Rafa Nadal”.

The more sophisticated strategy is to identify properties positioned within the broader growth corridor where:

legal certainty + zoning + accessibility + infrastructure + tourism demand + acquisition price + development potential

create a compelling long term investment thesis.

That distinction is critical.

Looking Ahead

South Lombok remains an emerging real estate market.

That creates opportunity, but it also requires disciplined due diligence.

As more international developments enter Lombok, investors should monitor not only property prices but also infrastructure, hotel pipelines, tourism demand, planning regulations, road development and the evolution of individual micro markets.

LIREP THE REALTOR will continue tracking these developments through LIREP Market Intelligence, providing investors with local property intelligence and strategic analysis from across Lombok.
